RENTAL911 provides a DIY (Do-It-Yourself) Support Platform for Southern Maryland landlords.
Our services include:
Provision of digital forms and legal compliance resources.
Tenant Screening & Vetting Assistance: Helping you evaluate credit, criminal, and eviction history via third-party platforms.
Maintenance Monitoring: Providing a systemized way to track property condition, intake maintenance requests, and monitor the resolution of repairs through your chosen vendors.
2. Maintenance Monitoring Disclaimer
While RENTAL911 assists in monitoring the maintenance needs of your property:
Landlord Responsibility: You, the landlord, retain final authority and financial responsibility for all repairs, habitability requirements, and emergency services.
No Maintenance Guarantee: Our monitoring service is a tool for oversight and organization. RENTAL911 is not a licensed contractor and does not warrant the quality of work performed by third-party vendors or local contractors.
Emergency Situations: In the event of an emergency (e.g., pipe burst, fire), RENTAL911 will follow the notification protocol established with the landlord, but we do not act as an emergency first-responder.
3. Real Estate Licensing Disclosure
Christine Pollard is a Licensed Maryland Realtor.
Consulting vs. Agency: RENTAL911 acts as a consulting and resource provider. A formal agency relationship is only created through a separate, signed written agreement.
4. Tenant Screening & Vetting
RENTAL911 assists landlords in evaluating potential tenants.
Final Decision: The final decision to approve or deny a tenant—and the legal risk associated with that decision—rests solely with you, the landlord.
Fair Housing: All screening and monitoring activities are conducted in strict accordance with Federal and Maryland Fair Housing laws.

The materials and monitoring reports provided by RENTAL911 are for educational and organizational purposes only. We are not attorneys. We recommend consulting with legal counsel for specific lease enforcement or eviction proceedings.
6. Limitation of Liability
RENTAL911 and Christine Pollard shall not be liable for property damage, tenant disputes, or vendor negligence occurring during the course of our maintenance monitoring or tenant screening services.
