Please read these Terms and Conditions carefully before using the RENTAL911 website or engaging any of our coaching services. By accessing this site or booking a session, you agree to be bound by these terms.


1. Nature of Services

RENTAL911 is a landlord coaching and education platform serving self-managing property owners in Maryland and nationwide. Our services include:

  • Landlord Coaching: One-on-one and group coaching sessions covering tenant screening, lease compliance, rent collection, and landlord-tenant law
  • Digital Resources: Guides, templates, checklists, and compliance tools for DIY landlords
  • Tenant Screening Guidance: Consultation and coaching on how to evaluate applicants using third-party screening platforms
  • Legal Compliance Education: Plain-language breakdowns of Maryland landlord-tenant law and general landlord best practices nationwide

RENTAL911 is a coaching and education service. We do not manage properties, act as a property management company, or serve as a landlord's agent unless a separate written agreement is executed.


2. Real Estate Licensing Disclosure

Christine Pollard is a licensed Maryland Realtor. RENTAL911 operates as a coaching and consulting resource. Engaging our services does not create a real estate agency relationship, broker-client relationship, or fiduciary duty unless established through a separate, signed written agreement.


3. Tenant Screening Guidance

RENTAL911 coaches landlords on how to screen and evaluate prospective tenants. All guidance is educational in nature.

Final Decision Authority: The decision to approve or deny any tenant rests solely with you, the landlord. RENTAL911 does not make tenancy decisions on your behalf.

Legal Responsibility: You assume full legal responsibility for all tenancy decisions, including any Fair Housing compliance obligations.

Fair Housing: All coaching provided by RENTAL911 is conducted in strict accordance with Federal Fair Housing laws and applicable state and local fair housing regulations. You are expected to apply all guidance in a manner consistent with these laws.

Third-Party Platforms: During coaching sessions, we may discuss industry-standard tenant screening practices. RENTAL911 does not formally endorse or recommend any specific platform or tool. Any platform you choose to use is subject to that platform's own terms, conditions, and compliance obligations.


4. No Legal or Financial Advice

All content, coaching sessions, digital resources, and communications provided by RENTAL911 are for educational and informational purposes only. Nothing provided by RENTAL911 constitutes legal advice, financial advice, or professional counsel of any kind.

Christine Pollard is a licensed real estate professional, not an attorney or financial advisor. For specific legal matters — including lease enforcement, eviction proceedings, security deposit disputes, or Fair Housing compliance issues — you are strongly encouraged to consult a licensed attorney in your jurisdiction.


5. Intellectual Property

All content on the RENTAL911 website and within our coaching materials — including text, templates, guides, graphics, and digital tools — is the intellectual property of Christine Pollard / RENTAL911 unless otherwise noted. You may use these materials for your own personal landlord purposes. You may not reproduce, resell, redistribute, or publish these materials without prior written permission.


6. Payment and Refund Policy

Coaching Sessions: Payment is required at the time of booking. Session fees are non-refundable once the session has taken place.

Cancellations: If you need to cancel or reschedule, please do so at least 24 hours in advance. Cancellations made with less than 24 hours notice may forfeit the session fee.

Packages and Programs: Refund terms for multi-session packages or coaching programs will be stated at the time of purchase. In general, unused sessions in a package may be refunded on a pro-rated basis within 30 days of purchase if a written request is submitted to [email protected].


7. Limitation of Liability

RENTAL911 and Christine Pollard shall not be liable for any direct, indirect, incidental, or consequential damages arising from:

  • Tenant disputes or eviction outcomes
  • Decisions made by the landlord based on coaching or educational content
  • Third-party vendor performance or contractor negligence
  • Property damage or loss occurring during the landlord-tenant relationship
  • Errors or omissions in legal compliance information as laws change

Our total liability to you for any claim arising out of these terms or our services shall not exceed the amount you paid to RENTAL911 in the 30 days preceding the claim.


8. Indemnification

You agree to indemnify and hold harmless RENTAL911 and Christine Pollard from any claims, damages, losses, or expenses (including legal fees) arising from your use of our services, your tenancy decisions, or your violation of these Terms.


9. Third-Party Links

Our website may contain links to third-party websites for reference purposes. RENTAL911 does not endorse, recommend, or take responsibility for the content, accuracy, or practices of any third-party site. Visiting or using any external site is at your own risk and subject to that site's own terms of service.


10. Governing Law

These Terms and Conditions are governed by the laws of the State of Maryland, without regard to conflict of law principles. Any disputes arising under these terms shall be resolved in the appropriate courts of Maryland.


11. Changes to These Terms

We reserve the right to update these Terms and Conditions at any time. The "Last Updated" date at the top of this page will reflect the most recent revision. Continued use of our website or services after any changes constitutes your acceptance of the revised terms.
