Maryland Court Landlord-Tenant Mediation

  • Available in-person on your trial date OR remotely before trial

Maryland landlord law has changed significantly. These are the updates that affect every landlord — regardless of county.

⚠ Major changes in effect: Security deposit cap, Tenants' Bill of Rights, notice periods. See below.
  • Security deposit cap reduced: Max is now 1 month's rent (was 2 months) — leases signed on/after Oct 1, 2024
  • Anti-stacking rule: First month + last month + deposit cannot exceed 1 month total
  • Return deposit within 45 days with itemized deduction list via First Class Mail
  • Tenants' Bill of Rights must be attached to every lease — effective Oct 1, 2025 (MD is first state)
  • Rent increase notice: Now 90 days written notice (was 60 days)
  • Notice to enter: Now 24 hours (was 48 hours) — effective Oct 1, 2025
  • Eviction: Must give 6 days written notice before sheriff executes — posted on door + First Class Mail
